What Structural Flooring Has to Do

Structural flooring is the load-bearing layer of the floor. It spans between the joists, carries the loads above it, and transfers them into the framing and down to the footings. It is not the finish, because the timber, tile, vinyl or carpet a client eventually sees is laid on top of it and does no structural work.

Four materials do that job in Australian residential construction. Particleboard sheet flooring and structural plywood cover most of it, fibre cement sheet takes the wet areas and balconies, and insulated structural panel covers the floors that have to perform thermally as well as structurally. The question is rarely which material is strongest, because all four are engineered to carry a residential floor. The question is how much of the floor’s total job each one finishes.

Particleboard Sheet Flooring

Particleboard sheet flooring is the default across most Australian residential construction, and for good reasons: it is cheap per square metre, available everywhere, and every carpenter has laid it. It is sold by tongue colour, which encodes the thickness and the joist centres it is rated for, so yellow tongue is the common thinner sheet, red tongue is used at wider joist spacing, and blue tongue is the heavy-duty option. The colour is the spec, which is why builders talk in colours rather than millimetres.

Its weakness is moisture, because particleboard is a bonded wood-particle product and if it gets wet and stays wet it swells at the edges and does not fully recover. That is manageable on a dry programme and a real problem on a wet one. It also does nothing thermally, so a particleboard floor over a ventilated void still needs underfloor insulation as a separate operation. Structural Plywood

Structural plywood is the step up. It is cross-laminated, so it is dimensionally more stable than particleboard, it handles construction moisture far better, and it holds a fixing more reliably. Builders reach for it where the floor will be exposed for part of the build, where the span is demanding, or where the load is heavier than a standard residential floor, and it costs more per sheet than particleboard, which is the whole reason particleboard remains the default.

Plywood is also the structural skin used inside an insulated panel, so the same material doing the same structural work appears in both products. Fibre Cement Structural Flooring

Fibre cement structural flooring is the wet-area and balcony answer. It is a cement composite sheet, so water does not trouble it the way it troubles a wood-based product, and it gives a tile bed the rigidity a tiled floor needs. Its trade-offs are weight and workability, since it is heavier per sheet than the wood-based options and cutting it is dustier, slower work. It is also rarely specified for a whole floor. In practice it sheets the rooms that need it while a different structural sheet covers the rest, which leaves a floor with two structural materials, two set-out details and a junction between them. Forming wet-area set downs in a single floor material removes that junction rather than detailing it.

Insulated Structural Panel

What Drives the Cost of Structural Flooring

Most structural flooring comparisons are settled on sheet price per square metre, and that is the number least likely to reflect what the floor actually costs. Four things move the real figure:

  • The number of stages. A floor that is laid and then insulated is two operations with two trades, two scheduling dependencies and two chances to be held up. A floor that arrives insulated is one.
  • Joist centres. A sheet rated for wider centres means fewer joists in the frame, and that saving sits in the framing bill rather than the flooring bill, which is why a sheet-price comparison misses it.
  • Rework risk. A wood-based sheet rained on before the roof is on can need replacing, a cost that is invisible at quote and very visible in July.
  • Whether the floor has to meet a thermal target at all. If it does, an uninsulated sheet has not finished the job, and the real difference is not the sheet but the insulation package plus the trade to fit it.
